Can a former guest house become a home? Read the recent article from Fred Redwood in the Daily Mail including a property in Goodwick, North Pembrokeshire and my comments on how this type of opprtunity can be perfect for multigerational living or for those with teens who crave their own space! For many, nothing will evoke memories of childhood holidays more vividly than the traditional British guest house – forever smelling of furniture polish and fried breakfasts.

Sadly, though, these former holiday staples are now in steady decline, with most these days opting for Airbnbs, or glamping and motor caravan sites when exploring the UK.


In fact, according to research from Sparrow Hospitality, small hotels – most of which could be described as guest houses – operated below pre-pandemic benchmarks in 2025.


You can also get far more house for your money in West Wales. Emma Salmon, of West Wales Property Finders, says converting guest houses is becoming increasingly popular there.

‘They have ready-made suites with bathrooms and lounge areas, making them ideal for adult children in a multi-generational set-up,’ she says.


Dyffryn, in the village of Goodwick, is a six-bedroom guest house near the beach and the ferry on the edge of the Pembrokeshire National Park.


The vendors claim that the house, with its ensuite bathrooms and off-road parking, offers the kind of flexible layout that means it can easily be converted. Dyffryn, Goodwick, is for sale with RK Lucas & Son from £550,000 (rklucas.co.uk)"
